  Seller's Dislosures... What Are They?

When selling your home in the State of Kentucky, you, the Seller, will be asked to complete a Disclosure Form for your property. This form requests that you disclose all known defects in your property at the time of sale as well as disclose certain repair history during your period of ownership.

You are NOT required to complete this form, however, if you don’t, you’ve pretty much put the black flag of death on your home. Buyers will wonder what is wrong with your home that you’re not willing to disclose.

Understand, your disclosure is NOT a warranty or guarantee to the eventual buyer of your home. It is simply your best effort to document the condition of the home through your period of ownership.
