  Expired Listing...No Sale..What Went Wrong?

You’re expired, you’re tired and you’re angry!! I’m going to be very blunt with you here. You need a “straight-shooter” on your side to help you get this figured out.

What happened? The Buyers aren’t at fault here – you, the Seller are. You apparently violated one OR MORE of the three irrefutable keys to selling.

What are the three irrefutable keys you ask (maybe you didn’t ask, but I’m going to tell you anyway)? There are only three reasons why a home will sell – OR NOT SELL. They are the price, condition, and location.

Your location is whatever it is and you can’t change it. If you have good location, fine. If not, you’d better have something else going for you.

Condition, did you do everything you reasonably could have to make your property attractive? What was the feedback from visitors to your home? Did you correct anything that potential buyers listed as a negative? Did something get mentioned more than once as a negative and you not address it? Is your attitude...”the house is good enough for me.” Well guess what…it WASN’T good enough for someone to buy it.

It’s YOUR responsibility to make the house attractive enough for someone to want it. If you’re not going to offer buyers an attractive house, then you have no choice but to offer an attractive price!!

The third irrefutable key is the price. This is where 80% of you messed up. There’s a saying that “anything will sell for the right price.” Well, you haven’t reached the right price yet. The longer you take to get there, the less you’re going to eventually net in your sale. If you waste everyone’s time (including yours), you’re going to waste your money as well.

Get the price right – NOW. Remember, in the end, it doesn’t matter how much YOU think your house is worth. If no one will offer your price, then YOU have the wrong price. One seller versus hundreds of buyers…guess who is right.
